i'm mulling over a small purchase for diversification purposes, i'm just not yet sold on a big retail recovery - untill that happens westfield doesnt have the same degree of pricing strength setting its leases, and the whole lease cycle takes about 5 years to turn around, so from any given weak period it's another 3 before real earnings change becomes visible.
If I can pick it up around $10 thats probably when i'll be moving in.
