According to the above GNS Walnut PDS, for each "0.2 ha wulnut lot" the growers had to pay
Application Fee: $6,424 (incl GST)
Orchard Right Fee: $220 per annum (incl GST)
Operating Fee - Incurred in 3 stages:
* Years 1-2: $990;
* Years 2-7: $1320 plus 23.1% of the Gross Proceeds Entitlement;
* Years 8-25: $1485 plus 23.1% of the Gross Proceeds Entitlement
(NB: These fees are all GST inclusive and are subject to indexation from 30 June 2008.)
So in the first 2 years growers have at least paid fees
$6424+($220+$990)*2=$8844/lot, or $44,220/ha.
Now all these MIS "walnut lots" 950 ha plus 400ha freehold walnt orchards, altogether 1350 ha land plus trees, were sold for $23m, or $17,000/ha, just a fraction of what the investors have paid.
And no one seems willing to be the RE.
What a joke! What a rort!
No wonder we are now thinking of a GTP-style "project transform"!
