It's being priced on the yield not the premium to NAV.
A consistent 4% rise in DPS will result in a 4% rise in sp to maintain the yield.
The NAV premium will reduce over time as they are retaining more of EPS than paying out, meanwhile you'll miss out on an average 8% return p.a .
