Agree with just about everything till you got to "lets say like ...."
No question some interesting and innovative financing being put together by PE and NBLs. ... just remember that is not bank debt and will require equity like returns. Not to mention the difference in operator and location.
The model template has been there for ages .... alternative capital ...
High risk (borrowers) have to pay high returns and shareholders will need to teallly understand the terms and covenants
