Yep agree on all points. I think the Newstead high-rise model is better aligned with future trends for aged care regardless of its economics (proximity to amenity, health-care, family etc).
I especially agree that DMF is on the way out. There's an inherent risk created with that model that promotes high turnover.
While the ToA for royal commission are only focused on quality of care, I'd be surprised if they don't allude to the DMF model being the root cause for mistreatment. This will prob hurt operators with a smaller balance sheet much worse than AOG though.
Provided there is decent news flow on the process over the next few months I'll be happy.
