That Legune is about 1/3 floodplain also affects its value. The point, from the potential Legune bidder's to SFG is to diversify their asset from beef. Many farmers, at least the successful ones, are looking to keep their businesses diversified so that if there is a downturn in their primary commodity, they still have revenue.

In my day job in a large telco, Farmers often call us offering potential sites for cell-towers - a mate who works for a green power mob gets calls for solar and wind sites. PSD doesn't materially reduce the carrying capacity of Legune - it does, however, offer potential owners lease income. Just as if SFG bought it, they'd be beef income. The much much bigger threat to Legune's value is a live-export ban. That's why it hasn't sold, and why I'd advise SFG against buying it (until such a ban is in place).
