My take on this.
Apart from the benefit of selling this property which has served its purpose and was just unrealised money is in how the money will flow into RIC's bank. It is being payed for over time and the tax advantages are a benefit.
1, Realised large sum of money flowing into RIC's accounts.
2, Tax benefits from paying over time.
This is how the benefit will be realised.
