The correlation between ethics and profit is tenuous at best. In this hypothetical the land remains there whether RFF buys it or not. Is it ethical to let the land go to ruin, unsold and unused, while food prices rise, pressuring tightly budgeted families, partly as a result less land under cutivation?
Ethics, morality and empathy are subjects for another forum. It is what it is.
