Your assesment isn't entirely correct. Very rarely do banks give funds at 100% of the business valuation to start any business yet alone a mining operation. Very few banks even with offtake provide funding for mining operations. Most of it is off take financing and private finance in the form of convertible notes.

As for getting the deal done in one day, this is not true again. They've been dealing with this quarry owner now for many years, as they hold the sub lease! So nothing happened over night.
