    In good times you get away with this sort of behavior and right now the stars are aligning. But that is why some posters never become silent and point out NM wheeling and dealing.

    We are living in good times right now therefore no need to back away from DGR but it could be so much better.

    Fix your house before you rebuild others ! Once Nick works on this, we will see the gap closing to NTA.
