Only thing down is total. Which should correct with time and sufficient quantity now in the pipeline F18 will be best year too all others. It will have delayed sales from F17 and maturity of developments for sale. Land development is many years then you add 1 more year for end product sales and maybe 1 more to get a buyer. So could be 1 to 2 years extra for house sale vs land sale.
But greater profit and margins in a rising property market.
