Last time I checked the "Capitalization Rate" was the ratio of NET OPERATING INCOME to (current) Property Asset Market Value.
So what are you saying ..... US$400K in Net Operating Income on acquisition property value of US$2M for the 20%?
I have to say I don't see Cap Rate discussion on E&P very often .... it a lot in my REIT holdings though.
