One metric caught my eye - the Payout Ratio increased tremendously from 91.9% in FY17 to 97.2% for FY18.
My only plausible reason here is the Distributable Earnings per unit of 18.3c is not sufficient to cater for a higher dpu payout for FY18. The dpu payout was lower in FY17, but so was the Payout Ratio. The dpu payout was increased for FY18, AND the Payout Ratio followed.
