34c is highly questionable for a commercial energy rate.
Especially a rate negotiated by property managers such as Cushman and Wakefield. And as Bid Energy rolls out across the world, I can only see much lower energy prices in commercial buildings than your 34c.
I know one cloud business owner that has sites all over Australia and he pays 9c.
