I agree with your 60% debt finance for the project but I think they will have to at least double the current shares on issue to say 200 mill fully diluted to equity fund 40% of the project. Even after that I still think $4 to $5 in 2 years very very possible. It’s certainly why I’m here and continue to patiently accumulating as funds allow. I’m not interested in $1, I’m looking longer game. 

The great unknown is the structure of any offtake deal. For example some kind of prepayment would greatly reduce the number of new shares to be issued and therefore dilution. Then the 2 year price target would increase accordingly.
