Agree with all that....but more importantly, as a landlord I am evaluating a lot more than just price bid. The transaction reflects calibre of tenant, price, tenancy period. I will happily pass on the highest bidder (within reason) to get the right tenant for a long period. Not sure how an auction addresses this. Also, an auction just hastens the 'commoditisation' of the renter, and if RNT stands for anything it stands for providing value in decommoditising renters.
