I would include the underground storage as an Intangible Asset - I doubt whether the books of account would ascribe any value at all to these assets - this is standard accounting practice. It's like a business that suddenly finds a property asset worth more than expected because the asset has suddenly been rezoned (say) residential. Our UGS assets would have been worthless till the csm developments eventuated.
