The supporting factors to the property market are that Location cant be replaced, also expect some kind of Tax cut even if starting small in the next Budget.
Commodities should hold firm and rise a bit supporting tax revenues for Government, and thus would support tax cuts and thats supportive for Property.
The Government has NFI about Building or the Building Industry and their Plan is for even more Layers of Regulation on Building so no Half price Builders in the Yellow Pages any time soon.
There are factors that could pull the rug out of House prices but the Government wont press that button.
Intrest Rates may edge up but there will be more low margin lenders ready to lend on a tight spread over cost.
Banks will Shed Staff to keep rates down, if costs rise they will just shed more staff to keep market share in loans.
TIME
Time has a tendency to rise RE prices, due to opportunity today, Gone tomorrow and you want to knock on their door to buy it in 6 months Time, they would only sell for a Profit or else take the Bus.
Can RE Prices fall, sure they can, banks forclose on an area and half a street could be forced to sell and Auction prices 100k or more below value. In some areas, but others rise.
HVN is in a safe market and will continue making Blockbuster Profits, Should have a High over $5 this year.
