Tax rate is higher however it is also negligible as cost can come out first, the way Tz has done these deals (there is pressure not to do these deals again as companies pile everything in to costs to negate tax).

I am more excited about this now, one way or another it is a pretty good asset, remembering the lease is worth more than one hole.
