You might be familiar with the gluelam beams. I was building an in ground concrete pool for a customer at the back of a newly built beautiful big home with cathedral ceilings, and the exposed beams run the whole length of the house. After a few years the glue holding the beams together had crystallized and the beams started to delaminate, so the owner filled the cracks up and painted the beams in with the ceiling and sold the place off.
After a few months the new owner noticed the beams deflecting and roof giving way. So the new owner took the guy to court that had done the pre purchase inspection. He was a local builder and had to pay for the rectification works and lost his own home in the process.
