Mr t I agree with most of what U r saying but the only thing with depreciating value with a home I reckon it's only the tip of the iceberg want surprise me if we dip by 40% or so it happened in the states and Japan and parts of Europe why not here we are only a pimple on the scheme of things if rates go up here by just a percent look for a bargain with all the sales on the market with shares many like U and I put in what they r prepared to loose
