first,at current market conditions,the management team of Mcw show me more confidence because of the 4c dividend.
the banks and the lenders will not let Mcw fail at all. they have saved more debt-laden companys like CER,BnB etc. MCW has stable rental income to cover the interest.even if it failed. liquidate all their properties at a price of $1300/square M, less the debt,will at least cover back the trust unit cost of 20c. their book vaule is at around $2000/sm.
I have worked in shopping malls management and retail and wholesale business for 15years. the rental never going down for quality properties and never short of tenants.
