If the nearology keeps driving this and sgq drill further outstanding results I think your 7-10 valuation may come to fruition. Today was interesting as a lot of the sells came from off market and they we're happy enough to settle for high 3s.
Might churn for a bit longer. I wonder when the old holders will be gone and fresh eyes take a deeper look at this new hotspot.
