    To make a statement like that you should add some reasons why you are so positive. I suggest you are not familiar with the problems and associated costs of doing any new development. I am. The delays in getting approval even before you start are increasing and the red tape is strangling. This adds to the cost. I estimate my last development cost at least twice the cost of the one before even after allowing for inflation. The type of property owned by CNP and its associates is particularly hard and costly to replace. Demands on space will increase and so will the rent just by the law of supply and demand. I find better value in REIT investing than in developments similar to those I have done in the past.

    I see commercial rentals continuing to climb. I see the property valuations are too low and I see a correction. Upwards.
