The long term equity return should well exceed 10% p.a. IMO, given that the WACC is set around 11% p.a. If inflation is high then your nominal return will be even higher. The capex and near term distribution cut doesn't concern me as investment return is guranteed.
Fair Value around 1.6~1.8 IMO.
