I believe what trusts are now doing is paying for refurbs etc out of operating cash rather than drawing down debt etc. This is a more conservative stance than recent years however it is more aligned with what has been done in the recent past. AREIT's are moving back toward traditional property plays which generally are characterised by good yields and minimal cap improvements over time.
I have been reviewing a few LPT reports and DXS is one of the most highly rated.
