I'm sure SGP is a good LT investment. It's been good to me since the early seventies and my first home was built by Stockland, bought off the plan.
Not sure about property cycle turning, not doing much research there but I've heard 2009 in lots of places.
Add ABP to your list, relatively conservative, has not been smashed as bad and hasn't cut distributions.
