He's downramping the sector now

But don't think it will make much difference. the sector fell 40% in 1990. It is now down 48% now

so one wonders how far it will fall

is this situation a lot worse than 1990?

there was an oversupply of properties and rents were falling then but now there aren't enough properties and rents seem to be going up if anything.

the problem is getting money to buy properties I guess.

But do they have to sell if rents are strong

surely a good rent will cover the cost of interest
