You are assuming that the debt would have come without the equity raise. As for the NPV I don't think it is a good idea to use the DFS numbers given the increased resource and plant size.
While I would have loved to see WAF raising off a 50c SP, the market is not very good right now for gold developers. Look at GOR which is sub-60c and will be pouring gold in a few months. 25c is not ideal, but it is far from a disaster.
