You may be right that the big retail centre owners are changing their tenant mix and offering in order to deal with the impact of the growing use of online retail, but I am not sure relying on the NTA as a base support for their share price properly factors in the risk that NTAs will drop if rents drop, since NTAs are very much a product of valuations which are in turn a product of rent yields.
