It is true that rises in interest rates will have some impact on the housing market, with the degree of the rises influencing how great the impact, but re the above articles they primarily mention (1) first home buyers and (2) units. AVJ does not target either of these markets. Sure, this does not make them immune to a downturn, but there is more stability. What I like about AVJ is they hold about 2 years supply of land and are not highly geared. I have a very small interest in avj.
