I agree with the first half of your post, not really concerned with the latter. I suspect there is some uncertainty around volumes in a period where house prices are flat/declining which may occur if interest rates rise.
But in the most recent update house prices are going up too fast people are too scared to sell so volumes are down as well?
So if they dont sell when prices are going up and they arent going to sell when prices are going down/flat then when do you sell?
If only they company had the most effective method on the market for selling a house and that product commanded significant pricing power and was currently only taking a fraction of the current selling cost leaving significant room for upside.
