Look outside your home state Japon. That's the majority of the marketplace that RNT will be targetting.
In Vic it would be around 10-11% in the first year including letting fees and advertising and then assuming the tenants stay in place (average tenancy is 2-3 years) around 7-8%. All tax deductible of course.
