You dont want to be doing developments in this market and if other companies start doing developments then the property values that IIF hold will rise fast and take them well within covenants to allow them to do the same.
How high can this go well if property values have plateaued and there is a hint of prices on the increase i can see this moving to NTA quite fast (96 cents)
With an occupancy rate of 97% average lease terms of 4.5 years debt refinancing accomplished it does not get better than this.
Today will be a good flush out of nervous money and new blood will step in.
Bottom drawer stuff and 2 years you will be laughing all the way to the bank.
