In some ways they are like a property investment and property values will not always just go up.
One big difference is that rather than borrowing money from a bank and paying interest on it, alot of their money is funded from effectively interest free loans from residents.
As residents turn over the new ones will in general over time be paying higher deposits than departing ones, because of the increase in values. This will occur unless there are many years in a row of significantly falling property values. Thus the turn over creates a positive cash flow.
