A huh. The demand argument has been used to justify elevated housing prices in probably every housing boom that has ever occurred. It was used during the US subprime frenzy, the Spanish building frenzy and the Irish boom.
Unfortunately when credit creation has gotten ahead of itself, it can take underlying demand a long time to rectify an imbalance (even without a RC torpedo).
I'm not a big fan of big-bang foreign acquisitions, so I feel some irony when I say that REH may actually be thankful for its Morsco foray - even if it doesn't meet its full promise.
