trying to explain the price action of the stock on the day and few days after.

I think RZ's commentary with the words "preliminary farmout agreement " is the reason the stock price did not go north further.

what's the difference between a preliminary farmout agreement and a final agreement? does it mean parties can walk away without financial consequences? does it mean MAY can walk away and accept a better offer from another party? price will rocket if we get a concrete agreement, not some half a cheap talk.
The word preliminary makes me believe April 2019 is more realistic.
