If you speculate on rising prices with borrowed money rather than invest for solid earnings with no debt you risk getting hosed like these guys did.

Because it's outside of living memory some think it can't happen, because boomers lose dough on shares they feel houses are safe and guaranteed return.

The opposite is true, if everyone likes an investment then it's risky whearas among things universally despised the patient contrarian will find the odd bargain. The strong run in houses makes them a bad investment, both expensive and with elevated risk.

That doesn't mean I think property will crash or the world will end, just means I am giving it a wide berth myself and have no debt. It does mean that risks are elevated and returns low over the medium term future. I have a house as I need a place to live but I invest where I can get a 30% + return per annum without taking risk.

Jim thinks I am off my rocker, that's fine - if y'all started agreeing with me I would be in trouble. When SHJ gets to $2 tell me again how I was a fool for waiting out SGH without buying then buying SHJ at 50c.

Just like the guys here bagged me for STO which ended up earning me $100,000 or CDD where I have a $70,000 paper gain and await the outcome with a long term view. Never heard a sorry or maybe you have a point - just the rock solid rusted on long attitude.

The bagholders at TSLA don't know what is about to hit them.
