pleased you can see the future and your actuarial skills must help in your assessment, all I do is follow trends, regional Australia and the suburbs are not capital cities thats really where the money is in the "burbs" and there will be lots more of them because that is where the majority live, in the future high speed rail might enable people 150 kilometres away to travel to work daily, so clearly the sp is rising because more people have confidence in WOW I dont expect any improvement in the result and wont worry about it
