Really worthwhile you doing a basic "back of envelope' cashflow analysis
on Florence purchase...works at about 20% Capitalization rate on a Going
Concern basis..on net proceeds...good value to say the least when you
consider adjoiner owner purchase...in other words ..NO PREMIUM
