I've just checked one suburb - St Kilda
REA has 19 properties available under houses (2 of those are car parks).
RNT has 9 properties listed under houses.
Your confusion here is because when you try to exclude surrounding suburbs on RNT the site won't let you. The following text comes up in the search.
"There are only a few properties matching your search criteria.
By expanding your search we have found the following related properties for you.
You can also try starting a new search"
